This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Three Gates is a converted 17th Century farm, with five holiday cottages and an indoor swimming pool, set in the East Devon countryside. The property is located on a hill overlooking the Lowman Valley, one mile from the village of Huntsham.
Three Gates is approximately 15 minutes’ drive from the M5 (J27) and Tiverton Parkway railway station (just over two hours to Paddington). We are three miles from the popular town of Bampton, which has a range of pubs, restaurants, cafes and local shops, and six miles from the market town of Tiverton.

Tiverton Parkway Rail Station is located five miles away, in Sampford Peverell with good links to all major locations. National Rail enquiries: 08457 48 49 50.
National Express Coach and Buses is located at Tiverton Town Bus Station, six miles from Three Gates, tel: 08717 818 178. Buses go to and from London, Bristol, Heathrow, Gatwick and Exeter Airport. Shopmobility is available from level 6 of the Tiverton multi-storey car park in Phoenix Lane (EX16 6NB). Parking is free when using Shopmobility. It is advisable to book wheelchairs and scooters in advance, tel: 01884 242 099. The Tiverton & District Community Transport Association also provide a voluntary accessible car service, a ring and ride minibus and a voluntary car scheme. Prior booking is advisable, tel: 01884 242 099. Some charges apply.
Supermarkets in Tiverton: Tesco, Morrisons and Marks and Spencer. Tesco, Sainsbury and Asda also deliver to Three Gates Farm.
There is a farm shop in Halberton 3 miles away.
Key Collection, Welcome and Car Parking
Directions to Three Gates and arrival times are provided with booking confirmation.
Guests are greeted upon arrival and shown into the cottages.
Parking is available for up to 7 cars in the main car park and 2 cars in front of the Granary.
The sloping driveway and level parking areas are gravelled and there are either gravel or concrete paths to the cottages.
The driveway, car park and pathways are lit at night by a combination of flood and motion sensor lights.
The cottages are between 17 and 50 metres from the car park.
Guests are welcome to unload and load their cars close to their cottage.
Access to Reception and Cottages
The owners are contactable in the main farmhouse which is accessed from the gravel driveway along a 2-metre cobbled path to the kitchen porch. There is one step up to the entrance and a doorbell on the right at shoulder height.
Access to each of the cottages is as follows:
May Cottage: approximately 17m from the gravel car park, along an 85cm wide sloping concrete path, which leads to 1.6m wide double leaf entrance doors with a 13cm high threshold. Sensor external light.
The Long Barn: approximately 17m from the gravel car park along an 85cm wide sloping concrete path to the 76cm wide rear entrance doorway with an 11cm high threshold. External light switch inside rear entrance. Access to the front double leaf doors (95cm wide, threshold 14cm high) is along a sloping gravel ramp from the car park and gravel path.
Nuthatch: approximately 40m from the car park via the sloping gravel driveway. There are seven steps up with a metal handrail on the left hand side, onto a small patio leading to an 81cm wide entrance door with a low threshold. Sensor external light.
The Smithy: approximately 50m from the car park via the sloping gravel driveway. A 90cm wide concrete path leads to three steps (15/15/19cm high) up to the 1.1m wide double leaf conservatory entrance doors, with a stepped 23cm high threshold. Sensor external light.
The Granary: parking for 2 cars in front of cottage. 1m wide wooden gate and 4 stone steps lead up to a level paved patio area enclosed by trellis fencing. There is a stable entrance door (89cm wide) with a low threshold. Double leaf 1.0m wide entrance doors with a 10cm threshold lead from the patio to the lounge. Switched external light.

Swimming pool: open from 9.00am to 8.00pm. Heated to 30°C. Accessed from the car park via a 12m moderately steep concrete ramp to 82cm wide entrance door with 3cm high threshold. Exterior motion sensor light. The pool house is kept locked for safety reasons; each cottage has a key. Internal light switches are located to the right of the entrance door at a height of 1.35m. The flooring in the pool house, changing room, shower and toilet is tiled and level. Lighting is provided by ceiling and down lights. Safety notices, instructions and emergency contact details are displayed on the pool house walls. Emergency rescue equipment is available.
Door widths: changing room 62cm; shower/ wet room 62 cm; toilet 62 cm.
Fitness room: accessed within pool house across tiled flooring via 70cm wide single door with 8cm high stepped threshold.
Sauna: accessed within pool house across tiled flooring via 67cm wide door with 17cm high stepped threshold. 60cm wide internal glass door to sauna with 9cm high threshold. Outer door opens with pool house key.
Pool table room: accessed across 32m lawn from main car park with 96cm wide double leaf doors with 16cm high threshold.
Laundry facility: a 9cm step from the entrance driveway leads to a 70cm wide door with 15cm high threshold. Washing machine and dryer with instructions for use. Outside flood lighting.
Gardens: lawn (level and sloping, steep in places), children’s play area and trampoline accessed from the gravel car park. Bench seat situated next to the play area.
Upper lawn area above pool house accessed via sloping concrete ramp and moderately steep grass slope adjacent to pool house.
Pond: fenced pond area with undulating ground at bottom of garden with chickens and ducks. Gated access to this area with owners for feeding and egg collecting for children. Note there is an electric fence surrounding this area to keep Mr Fox out.
Dog friendly: guests provided with common sense rules with regard to their dogs. Dog towels provided in cottages and water bowls available.

There is free wireless internet access in all cottages.
Mobile phone signals are patchy at Three Gates. Nuthatch and the Long Barn have land line phones. In other cottages, if you can’t get a signal and you need to make a quick UK call during your stay with us, you are welcome to use our landline. The nearest payphone is in Bampton (3 miles away).
Bedrooms: all double beds are standard, 4’6” wide and have access from both sides. Single beds are 3’ wide.
All pillows are hollow fibre, as well as most of our duvets (a few are feather). Beds are made up prior to guest’s arrival. Cotton hand and bath towels are provided.
All cottages have flat screen TVs with freeview. Subtitles are available.
Cottage crockery, cutlery and glasses can be moved to lower level cupboards upon request. All cottages are non-smoking.
Nuthatch: single-storey one-bedroom cottage with four poster double bed and ensuite bathroom. Open plan kitchen and lounge. Laminate floor in lounge and tiled kitchen area. The Granary: two-storey, two-bedroom stone cottage. Ground floor entrance hallway, family bathroom and open plan kitchen/lounge. Upstairs landing, double and twin bedrooms. Stone floor in entrance hallway, laminate floor in bathroom, kitchen and lounge. Carpeted stairs, landing and bedrooms. Internal door widths: bathroom 64cm, kitchen/ lounge 62cm, double bedroom 70cm, twin bedroom 70cm. Lighting is a combination of spot, ceiling and side lights and lamps. Stair gates at top and bottom of stairs.

The Long Barn: single storey, three-bedroom cottage with entrance hallway, open plan lounge/kitchen and two family bathrooms. Stone floor in front and rear entrance hallways, laminate flooring in kitchen and lounge. Carpeted bedrooms and lino in bathrooms.
