To confirm a reservation we would need a non-refundable deposit of 20% of the cost of your holiday. You will receive a receipt for this non-refundable deposit and the balance is due 8 weeks prior to your date of stay. If this balance is not received then the booking and deposit will be lost.

Any booking made within 8 weeks of the date of stay is confirmed on receipt of immediate payment in full.

Any cancelation must be made in writing and we will try our utmost to relet. If we are successful we will refund your payment less the 20% deposit. If we are unable to relet then you are liable for the whole cost of the holiday.

If we have to cancel your reservation for any reason, we will, of course, refund you in full.

We do not accept any liability for any accident, loss, damage, injury or expense to people, property or pets which happens to you or anyone else which is in anyway connected to Three Gates Farm.

We will provide all bed linen (except for cot bedding) and towels (except for swimming towels).

Well behaved dogs are very welcome at Three Gates but they must not be left alone in your cottage and must be kept on a lead at all times whilst on the property.
